    • $50k – $2M for 1-4 Family, Condos, & Townhomes
    • $250k – $3M for Multi-Family (5+) /Mixed-Use
  • Term: 12 months (6-Month Extension Available)
  • LTV:
    • Purchase: Up to 90% of Purchase Price + 100% of Renovation Costs; Not to Exceed 75% of the ARV
    • Refinance: Up to 75% As-Is + 100% of Renovation Costs; Not to Exceed 70% of the ARV
    • Cash-Out: Up to 67.5% As-Is + 100% of Renovation Costs; Not to Exceed 62.5% of the ARV
  • Rates: Starting at 15%
  • Credit Score: 650 min

Buy-To-Rent Bridge Loan Criteria:

  • Collateral: Non-Owner Occupied 1-4 Family Real Estate; Condos; Townhomes: 5+ Unit Apartments; Mixed-Use Properties
  • Term: 24 Months (12-Month Extension Available)
  • Loan Amount:
    • $50k – $2M for 1-4 Family, Condos, &Townhomes
    • $250k – $3M for Multi-Family(5+)/Mixed-Use
  • LTVs:
    • Purchase: The lesser of Up to 75% of the As-Is Value or Up to 75%Loan-to-Cost
    • Refinance: Up to 70% of the As-Is Value
    • Cash-Out: Up to 60% of the As-Is Value
  • Rates: Starting at8 %
  • FICO: 650 min

Long-Term Rental Loan Criteria (1-4 Family):

  • Collateral: Non-owner Occupied 1-4 Family Residential Properties; Condos; Townhomes
  • Term: 30Years
  • Amortization Options: 30-Year Fixed; Hybrid ARMS (5/1, 7/1, 10/1); 10-YearInterest-Only
  • Loan Amount:$50k-$2M
  • LTV:
    • Purchase: Up to 80% of purchase price
    • Refinance: Up to 75% of the As Is Value
    • Cash-Out: Up to 75% of the As Is Value
  • Rate: Starting at50%
  • Credit Score: 650min
  • Prepayment Penalty: 0-5 years, shorter prepay periods will have higher rates
  • Minimum DSCR of 10
